In Utah the owner must mail or deliver the deposit, with a written itemization of any deductions, no later than 30 days after the renter vacates and returns possession (Utah Code Section 57-17-3(1)). Utah is unusual in two ways. 30-Day Return With Written Itemization

Small Claims Limit and Deadline to Sue
For actions filed from January 1, 2025 through December 31, 2029, a Utah small claims claim may be up to $20,000, including attorney fees but exclusive of court costs and interest (Utah Code Section 78A-8-102).
